McMillan Real Estate Bowral Pty Ltd is aware at all times of its legal obligations which include requirements concerning discrimination.
We strive to treat all property owners, their agents and all applicants fairly. We will not discriminate against anyone due to race, ethno-religion, sex or sexual orientation, marital status, disability, homosexuality, age, transgender, status or carer’s responsibilities. Neither will we discriminate against any one of their relatives, friends or colleagues due to race, ethno-religion, sex or sexual orientation, age, transgender, status or carer’s responsibilities.
McMillan Real Estate Bowral Pty Ltd will not take instructions from property owners who ask us to break the anti-discrimination law.
We may need to use our discretion in the number of applicants that we may accept for any individual property which is managed by this office and this action will be made quite transparent.
It may be necessary to refuse an application if in our opinion the propety is:
Physically not able to accommodate as many people as requested.
Unable to be made to suit particular needs or requests eg wheelchair accessible when flights of stairs are involved.
Whilst we recognise that persons with disabilities have the same rights with regards to rental options we will endeavor to negotiate any adaptations or changes that may need to be made. However we also acknowledge that a property owner is not obliged to adapt or change a property where this will cause them unjustifiable hardship.
In all cases McMillan Real Estate Bowral Pty Ltd will request references which can demonstrate a prospective tenant’s ability to both pay and maintain a property. All necessary checks will be performed.
An application may be refused if references are not acceptable or if they are less than acceptable than those of another applicant. This could indicate that the prospective tenant is:
1. Unable to pay or maintain the property
2. Is less able to pay and maintain the property than the successful applicant.
McMillan Real Estate Bowral Pty Ltd advises than any concerns or complaints regarding the letting of properties which we manage should be placed in writing and will be addressed according to our Complaints Policy.
